PRE-INSPECTED

What Is Pre-Inspected?

This is a process that benefits the seller, buyer and Real Estate Agent! The seller has the home inspected before putting the house on the market. This inspection discloses problems in advance, allowing the seller to either correct them or present them as is, assuring that the first accepted offer can move quickly and smoothly to closing without delays. Seller inspections can reduce the need for last-minute negotiations and might encourage buyers to waive their inspection contingency.

The inspection does cost the seller money, but this can be an investment as the inspection can result in the home selling faster and thereby saving them an additional mortgage payment.

THE HOME SELLS FOR MORE MONEY!

A seller inspections promotes openness and total transaction transparency, which establishes trust, a positivity that can help push sale prices higher. If the home is found to be in better condition than originally expected then the price can reflect this.

SAVE MONEY AND OBTAIN QUALITY REPAIRS

The seller has the time to shop around for competitive contractors or make the repairs themselves, if qualified to do so. Further, bad contractors are always immediately available, but good contractors are often fully booked. By having the inspection performed earlier in the process, time is now available to secure the services of a reputable contractor.

USE THE INSPECTION TREPORT AS A MARKETING TOOL

Agents can use the inspection report as a marketing tool that can help sell the home. It differentiates the listing, and gives prospective buyers more confidence.

THIS IS A PROCESS THAT REDUCES STRESS

It is normal that the seller will worry whether the home has hidden problems that they are not aware of. With a pre-listing inspection they will not have to worry about what the buyer's inspection will discover as they will already understand what issues the home may have, reinforcing trust and credibility.
